Park Avenue Residence
Project Type: Pre-war gut renovation
Location: Park Ave and East 90s (Carnegie Hill)
Renovation Year: 2023
Size: 2,700 sqft
We transformed a dated pre-war residence with 3 bedrooms and 2.5 bathrooms into a stunning 4-bedroom, 3.5-bathroom home built to match the client’s lifestyle.
The custom one-of-a-kind glass wine storage (designed and engineered by mdg) illuminates the apartment from the inside out. The family loves to entertain and now they have the perfect apartment to bring their family and friends together.
It all starts with the floor plan
Our process is anchored in our client’s lifestyle and how we can maximize their space for how they live - its all about the layout.
For this family of four, we were able to find the space for an additional bedroom, bathroom, full sized laundry room while adding 31 linear feet of closet and storage.
The master suite is now a quintessential private oasis, complete with private dressing areas and a spa-like bathroom with double sinks and a frameless glass shower enclosure.
The two teenage children can easily share the jack-and-jill bathroom, and the extra half bath will be useful for the entire family and their guests.
The open floor plan creates flow between the kitchen, dining room, and bar. The show-stopping wine storage divides the formal dinning from the counter seating in the kitchen, yet the glass design keeps the spaces connected.
Once the floor plan is complete, the real fun begins. Making spaces beautiful, unique and functional is critical to the success of any project. This apartment features several key design elements that brings the home together into a stunning, cohesive and modern space.
Custom Wine Storage: the clients have an incredible wine collection they wanted to show off. mdg custom designed a wine storage solution that is glass-encased, back-lit, and temperature controlled, while saving the client thousands on the solution. The wine storage also served to hide a structural column that sat in the middle of the open-concept space. Turning lemons into lemonade, mdg used the column to add a hidden bar with 270-degree rotating hinges for a fun surprise. Read our case study on this unique feature here,
Extraordinary Entryway: Running from the front to the back of the apartment, the entry is the back-bone of the space. It includes custom millwork with seating and extra storage, and a linear light feature engineered by mdg. The light is one large continuous piece which was lifted into the ceiling by a team of 12. This is what you can do when you architect is your engineer and an experienced millworker.
Art Deco Inspired Powder Room: To honor the era when this pre-war was built, this dark and moody room features rich marble and art deco style wall paper. The flush, hidden outlets exemplify the craftmanship and care put into the construction
Steel Fireplace and Wood Storage: Welded by hand by craftsmen in Brooklyn, this fireplace is a one-of-a-kind piece of art in and of itself. The shallow offsets of the blackened steel are also reminiscent of the 1920 style. This living room centerpiece brings both warmth and boldness to the space.
